PITTSYLVANIA COUNTY, Va. (Romero Report) — Mobile home owners in Pittsylvania County have the opportunity to appeal their personal property assessments through Pearson’s Appraisal Service Inc.

This appeal applies to mobile homes listed on personal property tax bills.

Informal appeal sessions will be held on Wednesday, May 22, and Thursday, May 23, from 8 a.m. to 5 p.m. in the art room at the Pittsylvania County Community Center, located at 115 South Main Street in Chatham.

Appointments are required and can be scheduled by calling 800-767-0856.

Each appeal appointment typically lasts about 15 minutes.

Owners attending an appeal are encouraged to bring photographs that support their claim of overvaluation, including both interior and exterior images.

Double wide mobile homes owned by the landowner are classified as real estate, and those property owners received reassessment notices in October 2023, a new release said.

The release said double wide homes on another person’s land are classified as personal property and this amount is reflected on their personal property tax bills.

Single wide mobile home owners will also see their property values and tax amounts reflected on their personal property tax bills, which were mailed out this month.

Mobile homes are appraised during the general reassessment conducted by the county every four years, with the latest reassessment in 2024 performed by Pearson’s Appraisal Service Inc.

The real estate tax rate of 56 cents per $100 of appraised value is applied to all mobile homes, whether classified as real estate or personal property, according to the county.

This tax rate was approved by the Pittsylvania County Board of Supervisors at a special meeting on April 4.
