ROCKINGHAM COUNTY, N.C. (rbs news now) — WhiteFiber Inc., the artificial intelligence division of Bit Digital, has acquired a 96-acre former industrial site in Madison.

The company plans to transform the former Unifi site into a state-of-the-art high-performance computing and AI data center campus, Rockingham County officials announced on June 2.

The purchase of the approximately 1 million-square-foot facility represents a $45 million investment by WhiteFiber, funded through cash on hand.

The company intends to invest more than $1 billion into the site as it scales its AI infrastructure capabilities, according to a news release.

“Securing this site is a meaningful step in scaling our AI infrastructure platform,” said Sam Tabar, CEO of WhiteFiber. “The location, size, and power profile make it a rare asset, and we believe it will be foundational as we meet accelerating demand from AI customers and pursue long-term value creation for our shareholders.”

The facility has immediate access to power, and WhiteFiber has secured a capacity agreement with the local utility for 99 megawatts (MW), with 24 MW expected to be online by the end of 2025.

The release said a preliminary feasibility study supports a potential scale-up to 200 MW.

“We are thrilled to welcome WhiteFiber to our community,” said Kevin Berger, Chair of the Rockingham County Board of Commissioners. “Their planned investment of over $1 billion will be a tremendous boost to the county and Town of Madison, and we welcome the creation of more than 60 jobs with an average wage of $67,000.”

As part of its broader capital planning, WhiteFiber previously utilized its at-the-market equity program to bolster its balance sheet and is now engaging in a commercial mortgage financing process for the site.

The retrofitting and construction work is expected to begin soon.
